Office Engineer
Basic Purpose and Function
The purpose of this job is to perform a variety of entry-level engineering duties related to the management of a construction project and/or to assist the Estimating department by performing quantity take-offs for construction estimates.

Functional Areas of Responsibility

Specific Duties and Responsibilities
- Notifies subcontractors of commencement dates. Solicits delivery schedules from suppliers. Expedites deliveries to avoid costly construction delays.
- Participates in the proposed changes process by preparing quantity take-offs.
- Assists in preparation of the submittal schedule as required to meet construction schedule and coordinates submissions with subcontractors. Assumes overall responsibility for submittals, including checking for accuracy, transmittals to and from subcontractors, architects, and superintendents, and maintaining logs. Expedites delivery of submittals when necessary to avoid delays in construction. Keeps project manager abreast of submissions that will impact schedule.
- Prepares and/or oversees preparation of a number of reports dealing with the project such as material logs, submittal logs, RFI logs, drawing logs and long- lead items log as required by owners and/or company operating procedures.
- Assists in the verification of monthly subcontractor payment requests.
- May assume a role in locating suppliers for various building materials. Reviews invoices upon request to verify quantity, quality and prices for construction materials.
- Responds to requests for information (RFIs) from owners and subcontractors. In turn, prepares RFIs for the project architect and/or structural engineer of record when necessary to clarify technical issues concerning the project. Ensures that information received in response to RFIs is routed to the applicable field superintendent and subcontractors.
- Assists in compiling closeout documents including as-built drawings, guarantees, warranties, service manuals and other related documents for delivery to the owner. May prepare Austin’s warranty for inclusion in this package. May assist in preparing other close-out documents as assigned.
- When not assigned to a project, the O.E. generally is assigned to the Estimating Department and tasked with preparation of detailed cost estimates. May assist with value engineering activities and the pricing of those alternate procedures. Interacts with a wide variety of construction professionals, including owner representatives, architects, structural engineers, subcontractors, suppliers, etc.
Assistant Superintendent
Basic Purpose and Function
Assists the superintendent in day-to-day field construction activities on major projects. Takes charge of specific construction activities and/or supervision of various crafts.

Specific Duties and Responsibilities
Assists the superintendent in the following:
- Reviews record documents, submittals, shop drawings and schematics to determine the nature and scope of the project, the materials to be utilized, manpower requirements (by craft) for each construction phase, equipment needs, etc.
- Along with the superintendent and project manager, plans the physical layout of the jobsite to effectively use all available space. Initiates startup activities, which include site security preparations, placement of office trailers, utility hookups, etc. Designates where building materials will be stored, designation of parking areas, placement of cranes, hoists, etc.
- Directs field engineers in the initial survey and layout of the jobsite. Ensures that all dimensional control lines and elevations are correct and verified by certified third-party site survey before foundation work begins
- Plans the daily and weekly activities for each craft, including detailed schedule forecasts, within the scope of the overall construction schedule. Provides detailed technical instructions for each foreman to ensure a clear understanding of the work, the methods, manpower resources, and expected completion date. Works with the project office staff to resolve any ambiguities in the plans and drawings before actual construction begins.
- Orders self-performed building materials, supplies and small tools from approved suppliers.
- Inspects all field construction work in progress, including work which is subcontracted, and ensures that uniformly high-quality workmanship is maintained during each construction segment. Points out deficiencies promptly to responsible parties and follows up to ensure that deficiencies are corrected.
- Provides technical guidance and assistance in resolving day-to-day construction problems encountered. Investigates alternative work methods and materials that will improve efficiency and work quality. Works closely with architects, engineers and consulting firms as necessary to resolve the problems.
- Monitors weekly labor costs for accuracy and conformance with established budget. Takes corrective action to improve productivity when labor costs exceed expected norms. Investigates reasons for delays in the construction schedule, adjusting leadership, crew sizes, equipment, and other factors as necessary to ensure timely completion of the project.
- Monitors equipment use, maintenance and cost throughout the project.
- Ensures compliance with all federal, state and local laws, ordinances and codes relating to construction activities.
- Manages scheduling of all governmental inspections of all work necessary to obtain a certificate of occupancy.
- Administers the company Safety, Health, and Environmental (SHE) policies. Assumes responsibility for the health and safety of employees, including designation of first aid areas, emergency treatment facilities, accompanying OSHA inspectors on jobsite visits, correcting observed safety hazards, etc.
- Establishes and maintains a good working relationship with owners and owner representatives, architects, consulting firms and other parties with financial interest in the project. Attempts to resolve problems at the lowest practical level through direct negotiations with concerned individuals.
- Performs a variety of tasks associated with completion of a project, including close-out punch lists, demobilization, as-built documents, etc.
- Maintains a detailed and accurate daily report of all activity associated with field construction activities.

Estimator
Basic Purpose and Function
The purpose of this job is to perform a variety of entry-level professional engineering duties related to the management of a construction project and/or to assist the ACI Estimating Department by performing quantity take-offs for construction estimates.
Position Dimensions
Projects typically are valued at $8MM or above. Incumbent may serve as one of several Office Engineers on larger projects. When assigned to the ACI Main Office, works as part of a bid team on individual construction projects.

Specific Duties and Responsibilities
- When assigned to the ACI Estimating Department, interfaces with a wide variety of professional people including architects, owner representatives, subcontractors, suppliers, etc.
- Performs detailed quantity take-offs for new work being bid; resolving any questions which develop regarding scope of the work. Typically uses ACI-approved estimating software to perform the take-offs
- Takes an active role on bid day; taking bids from subcontractors and suppliers on assigned divisions of work. Ensures that bidders have a complete set of bid documents, including alternates, and that their bid is filed in a timely manner
- May assist with pre-construction activities assigned to the Estimating Department including the buyouts for some of the longer lead time items such as stonework, elevators, etc.
